500 up for STG as Affordable Housing Service

Strategic Team Group (STG) has just started building the first homes at Park Road in the Malinslee area of Telford for The Wrekin Housing Trust; the scheme will deliver the 500th home through STG’s Land Inclusive Development (LID) service just two years since its launch.

The LID service was introduced to support registered housing providers in meeting local demand for affordable housing whereby the provider can minimise risk and take advantage of the construction firm funding the project through planning, site purchase and early stages of the development.

The Park Road scheme will provide a mixture of one, two, three and four bedroom homes, all being made available for affordable rent. Statistics demonstrate a significant demand for this mix of housing in the local area and the homes will be let through the Trust’s lettings scheme.

This is STG’s second Land Inclusive Development for The Wrekin Housing Trust; the first scheme at Greenwood Close in Madeley to the south of Telford, due to be completed this autumn, will deliver 44 affordable homes comprising eight apartments and 36 houses. There will be parking for all properties, with private gardens for the houses and a communal garden for the apartments.

Jane Kind, Assistant Project Manager for The Wrekin Housing Trust, commented, “We’re delighted to be working with STG on a number of developments providing well over 100 homes in the area over the next couple of years. We’re providing more than just much-needed new affordable homes; this scheme will create over 200 new jobs including construction apprenticeships, the economy will be boosted by over £20 million and local suppliers and subcontractors will benefit from the investment.”

The Wrekin Housing Trust is just one of nine housing association clients to benefit from STG’s Land Inclusive Development service to date with work starting for a further three registered providers in the coming weeks.

Business Development Director, Lee Robinson explains the growth of the service, “When housing associations are bidding for HCA grants they usually only have control of a proportion of the required sites to deliver the target number of homes, and don’t always have the internal resources to source sufficient opportunities.

“We have teams finding and acquiring suitable sites across the North and Midlands and work closely with strategic housing teams to identify the most appropriate providers in each location. As a result, we have £20m worth of developments due to start in the next six months and are currently building on 17 sites delivering 437 new homes across a mix of tenures, for 8 housing association clients.”
