Following a restricted Tender process, SAHA awarded STG the contract for the D&B of 54 Social Housing properties at Mount Cross in Bramley. The site houses a fully operational children’s nursery situation, which was to remain operative throughout the constriction period and therefore our H&S and Safeguarding policies were fundamental to this scheme.
Following the Tender exercise, three contractors were invited to interview, to put forward Value Engineering proposals to bring the scheme within a desired budget of £4.25m. We proposed; simplifying the foundation and drainage so we only needed to dig down 3 meters instead of 5; changing the external envelope of properties from timber cladding and brick to all brick; installing flat roofs instead of pitched roofs; changing driveways from block paving to tarmac.
As well as cost reductions, this also provided SAHA with the added benefit of increasing the maintenance life of the property from 25 years to 60 years. By simplifying the design, we accelerated build time from 69 to 60 weeks, reduced on-going maintenance liabilities and provided cost reductions of c.£350,000. We were the only bidder to bring the scheme within budget, highlighting our ability to Value Engineer and reduce build time, even in a competitive situation.
The apartment blocks were founded from piled foundations, with pre-cast concrete ground/upper floors and stairs. The houses are constructed with block and beam concrete ground floors and TGI timber joists to the upper floors. Internal/external walls are constructed of traditional masonry. Roofs are timber truss covered with traditional lathe, felt and roof tiles. The site was completed with groundworks, site access, parking provision and external landscaping.
