STG completed the extension and remodelling of Trinity All Saints Primary School in Bingley following a competitive tender exercise.
After considering the initial tender documentation at length, our Operational Team determined that the client’s suggested modular approach would be less appropriate in practice than traditional construction. Through extensive consultation with modular manufacturers, and based on STG’s own experience with modular builds, it was clear that a modular design would require the client, contractor and design team to make final design decisions within the first four weeks of the contract. The decision timeframe allowed by the modular build contractors was, in STG’s opinion, unrealistic and would have resulted in the need for unnecessary rectification time later in the programme. Without the modular design being completely signed off, the building would not go into manufacture. This would have put a great deal of pressure on the client to make quick decisions, leaving little time for considered options.
STG’s proposal was based on a traditional steel-frame construction with concrete ground-floor slab, precast concrete floors, SFS infill panels and various cladding types. A traditional approach enabled the client and design team to make considered decisions in stages with the benefit of all available expert input. Although our proposal did not meet the Phase 1 sectional completion date envisaged within the original tender documentation, we reduced the overall time on site considerably and proposed a number of alternative solutions, offering a greatly-improved service for the client, teaching staff and pupils.
