Following negotiations, STG was awarded the construction of the Amersham Road housing development, which was designed to meet the needs of people with learning difficulties.  The £1.6m project for Home Group is located in Park End, Middlesbrough, which originally housed a Church.

- Client:

The project required the transformation of the rectory into bespoke accommodation for 25 people affected by autism.  Additionally, the surrounding land was used to build bungalows and apartments for tenants with other learning disabilities. Some properties are also suitable for those with physical disabilities. The supported-living houses are a mixture of one, two and three-bedroom properties to accommodate differing levels of independence.  The larger homes are designed for shared occupancy.


The scope of works comprised: 

  • Construction of brick/block walls and block/beam flooring
  • Installation of roof trusses and roof coverings
  • Formation of internal room areas
  • Installation of floor decking and plasterboard
  • Supply and installation of new bathroom and sanitary fixtures and fittings, new kitchen units, statutory services
  • External paving and landscaping
  • Painting and decoration 

Health and Safety

In accordance with the CDM Regulations, our HSQE Manager developed a Construction Phase H&S Plan reflecting Pre-Construction information and site visits. This was held on site and formed a live working document ensuring we: 

  • took account of site-specific requirements
  • designed traffic management plans and arranged 'just in time' deliveries
  • co-ordinated all Contractor activities
  • provided employee training
  • established Risk Registers & Method Statements
  • Manage site Security; the original building was a derelict hospital in a secluded location, therefore we recruited SIA-accredited Security Guards to conduct surveillance on a 24/7 day basis.

Quality Control

We used the following quality control procedures to monitor our performance and progress on site against the project-specific KPIs:

  • Induction of all operatives to set standards and expectations

  • Operatives trained to self-audit their work

  • Formal inspection, sign-off and handover between trades

  • Weekly Operations Monitor completed against the Programme to ensure that each sequence of works is being completed on time, to specification and highlighting areas for improvement

  • Inviting the client to review our works so that we are confident that you are completely satisfied with our service

  • Regular audits by our operational team to analyse our achievements throughout the works, supported by our standard and scheme-specific KPIs.  Any remedial work will be carried-out in strict timescales

  • Transparency of performance provided via real-time Management Information Reports using Office 365 Cloud-based technology

  • Final Audit carried out by our Operational/HSQE Teams

The project was completed in accordance with Home Group's KPIs, on time and within budget.
